Upcoming Board Meeting!!!!!!!!!!!


Hi Everyone!  We will soon be having a board meeting to prepare for the annual meeting... Anyone interested in serving on the board ~ please contact us ASAP.  We would love to see more participation from the community!  Also, any ideas for the agenda items should be given to the board as soon as possible to help prepare for the meeting...  We will need this information by March 8th. if possible.

A note from our Treasurer...

Members;


We have reviewed the payments of dues for 2011 and receipts are down substantially. While we understand that the economy has been tough for all, only 2 lot owners have contacted me about dues. One called as their check had not cleared and asked about it and another wrote to me regarding their bill.  Maintaining roads and common areas and paying our insurance payments along with taxes are the function of the Board, using monies from dues received. Dues payment is the legal obligation of all lot owners. If you have not paid your dues for 2011 (due July 1, 2011) you now owe a late payment of $25 and interest for each month the amount has not been paid. We do not want to file liens as it will cost you and us more money and time and we do not want to force legal collections.

Please send your dues and if you have any concerns or are unsure of payment status, please contact us. If your address has changed or if ownership of your lot has changed, please forward us that information as well.

TREASURER REPORT 10/29/11

The account has been updated to include all dues received and all invoices that have been paid

Current Bank balance as of 9/19/11 is $43,597.13.

There is one small invoice to be paid for road grooming post storms

There will be an invoice following fall maintenance. This invoice along with any snow removal invoices SHOULD be the only remaining invoices for fall/winter 2011-12.

Currently over 25% of lot members have unpaid dues for 2011. We will be sending out mailings to these owners trying to collect on these lots. Some will pay based on previous history but we still have some that are unpaid for more than one year.

I will be contacting Magistrate’s office as we filed documents with them as well as filing lien on lot 2 and yet nothing has happened. This lot owes association approximately $3000.00 in unpaid dues.

Executive Board Meeting Minutes 10/29/11

Present for the meeting: Michelle Gordon Jason Gordon, Dorie Hardy, Don Hardy, Mike Gordon, Laura Brant and Tom Simpson

1. With a quorum present the meeting was called to order by Vice President Michelle Gordon in the absence of the President at 10:27AM.

2. Treasurers report (attached) was presented, discussed and approved by the Board. Currently over 25% of lot owners have not paid their 2011-12 annual dues. Several are in arrears by more than one year, with the owner of Lot # 2 still in arrears of dues since inception of the Association. Contact will be made with Magisrrates office for udate on lien filing on lot # 2.

Unpaids will be resent the invoice along with a reminder.

3. A resolution was discussed regarding meeting participation. Members will be advised that if they are against any Board action they must notify the Board and attend the annual General Meeting.

4. There continues to be a problem with new owners being advised of Owners Association Covenants by Realtors and Closing Agents, particularly concerning the annual fees. Secretary will draft a letter to the realtors association and banks advising them this should be covered in all closing documents.

5. Discussion followed on Mike Gordon’s agenda issues concerning the Roads. In summary, the main issue of improper driveway drainage that is damaging the roads and resulting higher maintenance costs. The lots and owners are; Lot 35, Gallipo; Lot 57, Williams; Lot 58, Clayton; Lot ?? Trailers? Pacer?. 

A letter to be prepared reminding owners of responsibility to keep culverts under driveways clear and other improvements needed to prevent runoff from damaging roads.

6. Security –No recent problems in Development; however, recent break-in across the road from Hershel Lane entrance during daylight hours was noted. A neighborhood watch notice to check and report suspicious activity was discussed.

7. Four wheelers access and excessive speed on the roads by residents is still a problem.

8. Web site to include WELCOME notice to all new owners.

9. Advance notice of Spring meeting to be included in mailing of board minutes.

10 Meeting adjourned at 12:30 PM

Take care of our roads!!!

This is just a reminder to everyone that the maximum speed limit in our neighborhood is 15 mph and we ask that you please remind your guess of the same...

Also, we have three or four ATV’s near the Sleepy Creek path that are coming onto Cressida in the wee hours of the morning.  They have been doing doughnuts and zig-zags up on Cressida. 


Everyone – please be mindful and challenge them if you see them!  (But stay safe!!!)

Board Meeting: Officers Established for 2011/2012 Year

The Board convened an electronic meeting to establish officers for the 2011/2012 year on 6/23/11.  The meeting was held open for a period of time to allow all board members to respond and vote.

The result of the vote, Board to remain as from previous year; President: Eric Squires,  Vice-President: Michelle Gordon, Secretary: Tom Simpson, Treasurer: Dorie Hardy.

We invite and encourage all members to contact any board member or officer at any time with suggestions, concerns or questions.  As from previous years, all help is welcome for any necessary work and for any suggestions to help the association.

INTRUDER - NEIGHBORS BE ON ALERT!

Last Friday night at approx. 9:30 PM, a medium build hispanic male in a dark coat walked in the front door of a residents home in our neighborhood. When they then realized someone was home, they ran out... Please be on alert, and look out for yourself and your neighbors.
